Finance Solutions - Conventional Loan


It is a regular mortgage from a bank. We will take this loan for a long term monthly yield investment.


This loan is good only if the house passes inspection (not available for building and construction). In this program the requirement is to use at least 10% down payment. This loan is based on a monthly payment return.


The main two programs that we recommend are:


A) Fixed rate Interest Only (I.O.) for 30 years

In this program we will pay interest only for 10 years. After 10 years, the program will adjust itself to a 20 years fully amortized mortgage


With this program we will get the lowest monthly payment, and it is the best program if you plan to resell the property within 10 years


B) Fixed rate fully amortized for 40 years

In this program we will have the same monthly payment for the entire period of the loan, which will be paid from the first of each month, the principle and interest.


When we buy an investment property, we need to have the lowest monthly payment in order to have the highest yield. So we can get the best return on our money.
